On the bank of the Dubai Water Canal, directly beside Safa Park. Downtown Dubai, Business Bay and The Dubai Mall are around ten minutes away, Dubai International Airport fifteen, Dubai Marina twenty and Al Maktoum International forty. The canal runs from Business Bay to the Arabian Gulf, so the building is reachable by water as well as by road.

Twenty-four in total: three and four-bedroom penthouses and four and five-bedroom sky villas. Three-bedroom homes run from 4,100 to 5,145 sq.ft, four-bedroom penthouses from 6,725 sq.ft, four-bedroom sky villas from 7,190 sq.ft and five-bedroom sky villas from 8,834 sq.ft.

The architecture is by Shaun Killa of Killa Design, who shaped the balconies after the movement of the canal. HBA — Hirsch Bedner Associates — acted as design consultants, and the interiors are a collaboration with Fendi Casa, including fully fitted Fendi kitchens. The developer is AHS Properties, founded in Dubai in 2021.

A private lift opening directly into the living room, with no public hallways anywhere in the building. Ceilings rise from 4.5 to 9 metres, and each home has a private outdoor terrace with an infinity-edge sky pool, a sky garden, an outdoor dining area with a teppanyaki station, a meeting room and a luxury garage.

A 24/7 luxury concierge with its own app, chauffeured Rolls-Royce and valet service, butler, bellboy and housekeeping, in-room dining and a chef on call, plus membership of the invitation-only Lujo lifestyle platform. The building holds a world-class spa, an indoor pool and pool lounge, a gym and yoga studio, a residents lounge, a cigar lounge and a cinema room.

A 60/40 plan: 5% on booking, 15% on signing the sales agreement, then eight instalments of 5% at two-month intervals, with the final 40% on completion. The 4% Dubai Land Department fee is payable separately with the sales agreement. As the building is finished, terms for remaining stock are agreed individually.
