An 80/20 plan: twenty per cent on booking, sixty per cent through construction spread over roughly three and a half years, and the final twenty per cent on handover.

Villas start from AED 24,000,000. Damac does not publish a price list for Gems Estates, so the figure for a particular villa, and for the six and seven-bedroom homes, is confirmed on request.
