Eighty-Eight Residences, One Beach, and a Building Shaped Like Water
Bjarke Ingels Group took the movement of the sea and gave it to the architecture — curves, soft shadows and intricate textures across nine floors standing directly on the sand of the Palm’s outer crescent.
Project Overview
Ocean House stands on the North-Eastern Crescent of Palm Jumeirah, developed by Ellington Properties with Northacre and SOL Properties and designed by Bjarke Ingels Group. Nine residential floors hold eighty-eight residences — apartments, duplexes, a presidential suite and a penthouse of two to six bedrooms, from 1,642 to 14,037 sq.ft. Ground-floor duplexes open onto private gardens and pools, and the building stands directly on the beach.

Key points of the project
Designed by Bjarke Ingels Group
The Danish practice behind some of the most recognised buildings of the past two decades was appointed to draw Ocean House, and the result reads as movement rather than mass.
Ground-Floor Duplexes on the Sand
The duplexes occupy the ground floor with the best seafront aspect in the building, each with its own garden and private pool opening off floor-to-ceiling glass.
A Fifty-Metre Pool and a Himalayan Salt Cave
Two floors hold the club: an Olympic-size pool in a garden oasis, a wellness spa with salt cave and hydrotherapy walk, a cinema, a library, a show kitchen and a cigar room.

Northacre and SOL Properties
Ocean House is a three-way partnership. Ellington Properties leads the development; Northacre, the real estate development arm of SHUAA Capital, joins it with a track record built in prime central London and a combined UAE and UK portfolio worth more than USD 3.6 billion; and SOL Properties, the real estate arm of Bhatia Group, completes the group after an earlier collaboration with Ellington. The architecture was entrusted to Bjarke Ingels Group, whose brief was to carry the movement of the ocean into the building itself — a partnership assembled around design rather than scale.
