JLT is located right across Sheikh Zayed from the Dubai Marina community. It is linked with two metro stations which is considered a big plus point for this community. JLT is also a mixed-used community having apartments, offices, retail and a handful of hospitality developments.
Classifying the various buildings in JLT
In the sub-communities, you can sort the buildings of JLT using various criteria (quality, status). In the performance and property type section, you can get a great snapshot of the prices in the community which we have classified by quality.
In JLT, we have classified the residential buildings by either ‘Mid-end’ or ‘High-end’ quality. Office space is graded as either ‘Grade A’ or ‘Grade B.’
Classifying buildings by quality is not an exact science and no official certification is in place in Dubai as of 2014. There are other factors which help enhance a building’s reputation & price point besides quality and that can include things such as location, upgrades, architecture, facilities etc.
There are a few buildings in JLT which are borderline – not exactly high-end but neither do they fall typically within the Mid-end bracket. In these cases, we have had to make a call and classify them one way or the other.
